Cleaning and Maintenance
Your room will be cleaned on a monthly basis. This will include vacuuming, dusting, and a thorough clean of the bathroom. We will only be able to clean surfaces that are kept clear and won't do any washing up for you.
All shared facilities and communal areas are thoroughly cleaned weekly. The responsibility for clean and tidy shared facilities is primarily yours.
We provide cleaning materials for you to borrow in the shared kitchen. This includes multipurpose spray, bathroom spray, degreaser, disinfectant, cloths, tea towels, sponges, dustpan and brush, and a vacuum cleaner.

WiFi and Utilities
You can expect to get around 30Mbps download and 10Mbps upload. Speed will depend on your device, but coverage is excellent in all areas of the property, including outdoors.
Yes, you should be able to stream films, take video calls, or play online games without an issue.
Yes, you should be able to get a good signal to make phone calls indoors.
Yes, you will not be billed for anything else. The only additional charge is for the self-service laundry.
Transport and Storage
If you are planning on bringing a bike, we can arrange for a secure storage area upon request. In the future, we aim to have a new covered bike storage with CCTV available by the end of 2026.
Yes, but you will need a parking permit for the street. We can issue a permit for an additional charge (please enquire). This can be done on a daily basis if only required for a short period.
On-street parking is available directly outside (subject to space), but you will need a permit. We can issue one if required for a small charge. There are also a few spaces directly opposite us that are free for up to 2 hours between 9am and 6pm Monday to Saturday, making them free overnight and all day on Sunday.
You can walk to the main campus in around 15 minutes or cycle there in around 5 minutes. Driving to the campus is not recommended, as student parking may not be permitted by the university.
Day-to-Day Practicalities
Except for Room 2 and Room 5, yes, you may have a maximum of one guest to stay overnight for up to two nights in any seven-night period.
As a rule, no, as the facilities are for everyone to enjoy. Having a large gathering may be offputting to others. However, we respect that socialising is a part of your university experience. Please contact us first and we'll discuss with you. For example, if you'd like to invite one or two people over for a drink in the courtyard, this is likely to be fine. On the other hand, if you're looking for a place to hold a group study session, we'd ask you to book a space on campus more suited to your needs.
We recommend putting one of our reminder cards in your purse or wallet (it will be in your welcome pack). If you're stuck or need your code to be changed for any reason, please contact us.
There is a washer and dryer available to use between 06:30 and 22:00 daily. Simply insert £1 or 20p coins into the meter. We can provide change for a note if required. The meter displays a clear countdown of time. At zero, the machine will shut off. You just need to insert enough coins for the desired length of the washing or drying cycle. A quick wash should cost £3, but please note that overloading the machine or using too much detergent may increase the washing time.
Please use the drying rack provided in the shared laundry area.
No. We'd recommend waiting until you're here, as there should be everything you need. If there's still a very specific utensil that you're missing, you'll be able to purchase it in town or order it online.
Yes, of course. Just don't block any doors or windows, and we'd be grateful if you could move things back before you leave.
Most of our rooms allow double occupancy for an additional charge, so this may be possible. Please check when enquiring.
Before You Arrive
You should only need to bring your clothes, electronics, toiletries, and small personal items to remind you of home. Perhaps your favourite mug as well? But everything else should be here for you. And if it isn't, it's very easy to pop to the shops or order online.
Yes, indeed. These are loaned to you as part of your room rate. Your bed will be made up for your arrival, and you'll find towels in the bathroom. It's up to you to launder these during your stay, and you'll need to leave them behind when you leave.
We'd strongly recommend that you don't, in case there's any damage to your parcel upon delivery. We also have very limited storage space. It's a much better idea to wait until you're here and then order things.
Ordinarily we guarantee your room from 3pm. However, we might be able to accommodate an earlier time. Please discuss your requirements with us and we will advise further. You may store luggage with us from 8am on your arrival day, and it will be placed in your room ready for you to return later.
Viewings and Contact
Yes, of course, but timings will depend on current guests, so you probably won't be able to see every room. We will do our best to find a suitable date and time for you and show you as much as possible.
Yes, absolutely. You can bring anyone else along (but just no children or infants, please).
When you arrive, we'll provide one simple point of contact in your welcome information. Just call, email, or message, and we'll handle the enquiry.

It's very cosy and well priced. I would thoroughly recommend them. They looked after me really well. I'm glad I chose them. It was nice, and convenient to be able to cook my meals in the general kitchen, whilst also having a microwave and fridge in my room.
